Tax Reassessment

The government is postponing the planned

property tax reassessment for 2021.

This will ensure that municipal governments are able

to focus their resources on critical public

health initiatives and other efforts to manage

the local response to the COVID-19 outbreak.

Postponing the reassessment will also provide stability

for Ontario’s property taxpayers

and municipalities.

Property Assessment Notices

Please note that any properties that have undergone change since the 2016 re-assessment took place, can expect to receive a PROPERTY ASSESSMENT NOTICE from the MUNICIPAL PROPERTY ASSESSMENT CORPORATION (MPAC).

In May 2020, MPAC will begin mailing nearly 5.3 million Property Assessment Notices to property taxpayers across the province. Note that the NOTICE will come from MPAC and not from the Municipality of Calvin.

Each Notice mailed shows the assessed value and classification of a property based on the legislated valuation date of January 1, 2019. This valuation is in place for the 2021-2024 property tax years. All eligible assessment increases are phased-in over four years while decreases are applied immediately.

Some of the reasons you may receive a Property Assessment Notice this spring include:

  • a change to property ownership or legal description
  • a change to the property’s assessment resulting from a Request for Reconsideration (RfR) or Assessment Review Board decision
  • a property value increase or decrease reflecting a change to the property. For example, a new structure, addition, or removal or demolition of an old structure, or
  • a change in the classification or tax liability of a property

Please pay attention to the MPAC NOTICE if you receive one. It will contain the revised Current Assessment Value (CVA) of your property. This is what the Municipality uses to calculate your Property Taxes on an annual basis.

If you do not agree with the CVA provided by MPAC in the spring of 2020, you have until the deadline date of September 1, 2020 to file a Request for Reconsideration (RfR) with MPAC.
